Epic Escrow provides real estate professionals and individuals with excellent fiduciary care on resale home purchases, refinancing and payoff only transactions as Settlement Agent, with or without Title Insurance. Upon receipt of the Purchase Agreement in a sale transaction or Lender’s commitment in a refinance, the escrow opening will be initiated and the documentation is prepared according to terms contained within the agreement. Our officers are experienced and trained professionals and work with title insurers to assure title to the property is clear.

Important information to be submitted to escrow is as follows:

  • Purchase Agreement
  • Full names, addresses, and contact information for both Buyer and Seller
  • Property address, Assessor’s Parcel Number, legal description, and HOA information, if applicable
  • Lien and/or payoff information of existing encumbrances (Copy of Note and Deed of Trust, if private lender)
  • Seller Carryback terms or Institutional Lender information, as applicable
  • Fire insurance information; can be handled through escrow depending on requirements

As Settlement Agent, we act on behalf of both parties to protect the interest of each within the authority of the Escrow Instructions. Once all parties have signed escrow documents and the terms and conditions of the instructions have been satisfied, Escrow can be completed.

Business Transfer


Epic Escrow provides real estate professionals and individuals with excellent fiduciary care on transfer of most types of businesses; with or without Alcohol Beverage Control licenses (ABC). Upon receipt of the Asset Purchase Agreement and initial deposit, escrow documentation is prepared according to the contract and closing date. Our escrows are handled in full compliance with Bulk Sales Act, applicable Uniform Commercial Codes, Uniform Commercial Code (UCC) and other applicable laws and regulations. In conjunction with the business sale, our officers provide specialized services which include; obtaining clearance from State Board of Equalization, Employment Development Department, Franchise Tax Board, County Tax Collector and ABC.

Important information to be submitted to escrow is as follows:

  • Full names, addresses, and contact information for both Buyer and Seller
  • Government Agency license numbers
  • Lien or payoff information of existing encumbrances
  • Seller Carryback terms or SBA Lender information, as applicable

Holding Escrow


One specialization is a Holding escrow. Epic Escrow will issue its Letter of Escrow Instructions and incorporate your agreement to hold your funds and fees to be withheld, then released upon the terms of the contractual agreement.

Thus, as Settlement Agent we act on behalf of both parties to protect the interest of each within the authority of the Escrow Instructions. Once all parties have signed escrow documents and the terms and conditions of the instructions have been satisfied, Escrow can be completed.

Bulk Sales and ABC License Transfer


Epic Escrow provides real estate professionals and individuals with excellent fiduciary care on transfers of most types of businesses, with or without a liquor license as Settlement Agent. Sections of the Uniform Commercial and the Business and Possessions Code require that an escrow be established by the licensee and the intended transferee before the completion of the application for transfer with the Department of Alcoholic Beverage Control.

Since most license transfers are combined with the sale of the underlying businesses, the escrow agent generally will prepare, publish and record the Notice to Creditors and contact the Secretary of State and local County Recorder for name searches. Other escrow responsibilities include notification to the taxing authorities, the landlord and work with any brokers to affect an orderly closing.

Along with the payments to the creditors, the Escrow Agent performs all required proration’s adjustments and charges, issues settlement statements to the parties and finally sends out all necessary documentation at the completion of the escrow.
